style=3D'mso-bidi-font-weight:normal'><u>Section 1.01 &#8211; Non-Profit,
Non-Stock Incorporated Association.</u></b><span
style=3D'mso-spacerun:yes'>&nbsp; </span>The affairs of this condominium sh=
all be
governed by a non-profit, non-stock incorporated association of its unit ow=
ners
known as &#8220;Oakwood Estates Condominium Owners&#8217; Association,
Inc.&#8221;, which is formed and organized to serve as an Association of Un=
it
Owners who own real estate and improvements under the condominium form of u=
se
and ownership.<span style=3D'mso-spacerun:yes'>&nbsp; </span>The property,
located in the City of Mosinee, Wisconsin and more particularly described in
the Declaration of Oakwood Estates Condominium has been submitted by provis=
ions
of the Act by recordation simultaneously herewith of the Declaration with t=
he
Register of Deeds of Marathon County, Wisconsin.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=

trol.</u></b><span

Association shall be subject to control by the Declarant as set forth in
Section 12.05 (Declarant Control) of the Declaration.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>No amendment of these By-Laws or t=
he
Declaration shall alter or abrogate the rights of the Declarant as containe=
d in
these By-Laws or the Declaration.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=

begin on the first day of January and end on the last day of December of ev=
ery
year, except that the first fiscal year shall begin on the date of recordin=
g of
the Declaration.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=

style=3D'mso-spacerun:yes'>&nbsp; </span>In case of any conflict between the
Condominium Ownership Act (the Act) or the Declaration and these By-Laws, t=
he
Act or the Declaration, as the case may be, shall control; and in case of a=
ny
conflict between the provisions of the Act and the Declaration as it relate=
s to
these By-Laws or otherwise, the provisions of the Act shall control.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>All terms herein (except where cle=
arly
repugnant to the context) shall have the same meaning as in the Declaration=
 or
said Act.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

corporate law (specifically Chapter 181 of Wisconsin Statutes) shall govern=
 the
organization and administration of the Association unless a clear contrary
intent is evident from the Declaration or these By-Laws.</p>

Conveying Property.<o:p></o:p></u></b></p>

expenses in order to provide the required purchase or mortgage payments.</p>

the Association shall not borrow money on behalf of the Association unless
authorized to do so by at least sixty-seven percent (67%) of the unit owner=

borrowed money shall be part of the common expenses of the Association.</p>

normal'>ASSOCATION MEMBERSHIP<o:p></o:p></b></p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <=

style=3D'mso-bidi-font-weight:normal'><u>Section 2.01 &#8211; Roster of Unit
Owners.</u></b><span style=3D'mso-spacerun:yes'>&nbsp; </span>The Associati=
on
shall maintain a current roster of the names and addresses of every unit ow=
ner
to whom notice of meetings of the Association shall be sent.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>The roster shall also include the =
name
and address of each mortgagee of a unit and the name and address of each pe=
rson
designated pursuant to Section 2.03 (Representation of Multiple Owners and =
of
Entities) hereof.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <=

style=3D'mso-bidi-font-weight:normal'><u>Section 2.02 &#8211; Voting.</u></=
b><span
style=3D'mso-spacerun:yes'>&nbsp; </span>The Association shall have one cla=
ss of
members.<span style=3D'mso-spacerun:yes'>&nbsp; </span>Members shall be all=
 Unit
Owners and who shall have one (1) vote for each unit owned.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>If any Unit Owner consists of more=
 than
one person, the voting rights of such Unit Owner shall not be divided but s=
hall
be exercised as if the Unit Owner consisted of only one person.</p>

</span>When a unit has multiple owners, or such unit is owned by a partners=
hip,
corporation, trust, estate or other entity, then such owner(s) shall have t=
he
right to file a written designation with the Secretary specifying the person
who shall represent the unit as the voting member in all meetings.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>Such written designation shall rem=
ain in
effect and be binding upon such unit owner(s) until a written revocation by=
