<p class=3DMsoNormal style=3D'text-align:justify'>Ownership of a unit and l=
iving at
Oakwood Estates requires a special attitude toward our neighbors.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>This attitude is evident by our ac=
tions
in enhancing our personal property and also demonstrated by our conduct in
maintaining a safe and neat environment common to all owners.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'>The Oakwood Estates Condo=
minium
Owners&#8217; Association, Inc., acting through its Board of Directors, has
adopted the following rules and regulations.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>They are designed to supplement, e=
xpand,
and clarify the Declaration and By-Laws of our Condominium Documents.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>Please refer to them for further
information.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'>These rules and regulatio=
ns are
not intended to restrict our owners, but to remind each of us of our obliga=
tion
to refrain from imposing unfair burden or inconvenience on the rest of our
community.<span style=3D'mso-spacerun:yes'>&nbsp; </span>These rules may be
amended from time to time by resolution of the Board of Directors.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>Our intent is to make living at Oa=
kwood
Estates enjoyable, aesthetically pleasing, and safe for all.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'>As owners of individual u=
nits and
with a collective vested interest in the entire complex, your attention to
observe these rules is required.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <=
/span><b
style=3D'mso-bidi-font-weight:normal'><u>Section 1.00 &#8211; Pets.</u></b>=
<span
style=3D'mso-spacerun:yes'>&nbsp; </span>Pets are subject to the following
restrictions and limitations.<span style=3D'mso-spacerun:yes'>&nbsp; </span=
>The
Board of Directors may order the temporary or permanent removal of any pet
creating a nuisance, becomes offensive or harmful in any way, or not kept in
compliance with these rules and regulations.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>Notwithstanding anything to the co=
ntrary
herein, possession of pets in the condominium shall not be considered a
property right.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <=
/span><b
style=3D'mso-bidi-font-weight:normal'><u>Section 1.01 &#8211; Size and Type=
.</u></b><span
style=3D'mso-spacerun:yes'>&nbsp; </span>The only animals permitted anywher=
e in
the condominium are small birds in cages, fish, one domesticated cat or one=
 dog
under sixty (60) pounds in size.<span style=3D'mso-spacerun:yes'>&nbsp;
</span>Pets which do not conform to this rule but where were approved by the
Declarant with the connection with the initial sale of a unit may continue =
to
be kept by such unit owner until the demise of the pet, provided that there=
 is
compliance with all other applicable rules.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>In no case shall reptiles or uncag=
ed
birds kept or permitted in the condominium.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>Replacement pets must conform to t=
his
rule.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <=
/span><b
style=3D'mso-bidi-font-weight:normal'><u>Section 1.02 &#8211; Registration.=
</u></b><span
style=3D'mso-spacerun:yes'>&nbsp; </span>Dogs and cats must be registered b=
y the
owner with the Association.<span style=3D'mso-spacerun:yes'>&nbsp;
</span>Registration information includes name, breed, color, weight, sex, a=
nd
owner&#8217;s name.<span style=3D'mso-spacerun:yes'>&nbsp; </span>A photogr=
aph of
the dog or cat must accompany the registration.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <=
/span><b
style=3D'mso-bidi-font-weight:normal'><u>Section 1.03 &#8211; Spay and Neut=
er.</u></b><span
style=3D'mso-spacerun:yes'>&nbsp; </span>Dogs and cats over six months of a=
ge
must be spayed or neutered.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <=

style=3D'mso-bidi-font-weight:normal'><u>Section 1.04 &#8211; Kept Inside.<=
/u></b><span
style=3D'mso-spacerun:yes'>&nbsp; </span>No pets may be tied, staked or pen=
ned
outside a unit, nor may any pet be kept in a garage.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <=
/span><b
style=3D'mso-bidi-font-weight:normal'><u>Section 1.05 &#8211; Unattended.</=
u></b><span
style=3D'mso-spacerun:yes'>&nbsp; </span>No pets may be left unattended ove=
rnight
or for more than ten (10) hours at a time.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <=

style=3D'mso-bidi-font-weight:normal'><u>Section 1.06 &#8211; Leash.</u></b=
><span
style=3D'mso-spacerun:yes'>&nbsp; </span>When outside a unit, pets must be =
held
or on a leash at all times.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <=
/span><b
style=3D'mso-bidi-font-weight:normal'><u>Section 1.07 &#8211; Waste.</u></b=
><span
style=3D'mso-spacerun:yes'>&nbsp; </span>Pet waste matter shall be promptly
removed and disposed of in a sanitary fashion by pet owners.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <=
/span><b
style=3D'mso-bidi-font-weight:normal'><u>Section 1.08 &#8211; Damage.</u></=
b><span
style=3D'mso-spacerun:yes'>&nbsp; </span>Any damage caused by a pet, includ=
ing
but not limited to damage to lawns or shrubbery, will be the sole expense of
the owner of the pet which caused the damage.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <=
/span><b
style=3D'mso-bidi-font-weight:normal'><u>Section 1.09 &#8211; Fees for
Noncompliance.</u></b><span style=3D'mso-spacerun:yes'>&nbsp; </span>Any un=
it
owner failing to comply with these rules pertaining to pets shall be assess=
ed a
pet fee in an amount of ten dollars ($10.00) per offense, each day being
considered a separate offense, until the owner has complied.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>Such pet fee may be collected in t=
he
same manner as assessments under the Declaration.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <=
/span><b
style=3D'mso-bidi-font-weight:normal'><u>Section 2.00 &#8211; Parking.</u><=
/b><span
style=3D'mso-spacerun:yes'>&nbsp; </span>Parking on an occupant&#8217;s dri=
veway
is reserved for that occupant or that occupants guests.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>Short-term parking by guests of ot=
her
occupants may be permitted if agreed to by both occupants.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>It is intended that the motor vehi=
cles
of unit occupants will be parked within the garages.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>Accordingly, unit occupant motor
vehicles shall not be parked outside of garages except that temporary parki=
ng
(not to exceed two hours) is permitted outside of the garage for garage cle=
aning,
vehicle cleaning and vehicle unloading purposes.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>In any event, motorized bikes must=
 be
parked in a garage at all times.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <=
/span><b
style=3D'mso-bidi-font-weight:normal'><u>Section 2.01 &#8211; Snow Removal.=
</u></b><span
style=3D'mso-spacerun:yes'>&nbsp; </span>Not withstanding the regulations on
exterior parking above, it shall be each unit owner&#8217;s responsibility =
to
ensure that the Association has access to the driveways in the winter for s=
now
removal purposes.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <=
/span><b
style=3D'mso-bidi-font-weight:normal'><u>Section 2.02 &#8211; Trailers.</u>=
</b><span
style=3D'mso-spacerun:yes'>&nbsp; </span>Trailers of any type are not allow=
ed in
driveways.<span style=3D'mso-spacerun:yes'>&nbsp; </span>There is no boat,
camper, trailer or snowmobile storage allowed in the common elements or lim=
ited
common elements.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <=
/span><b
style=3D'mso-bidi-font-weight:normal'><u>Section 2.03 &#8211; Vehicle Condi=
tion.</u></b><span
style=3D'mso-spacerun:yes'>&nbsp; </span>Any vehicle parked in a common ele=
ment
or limited common element in accordance with these rules must have current
license plates and be in operating condition.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>Vehicle repairs, including ordinary
light maintenance, shall not be permitted on the common elements or limited
common elements.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <=
/span><b
style=3D'mso-bidi-font-weight:normal'><u>Section 2.04 &#8211; Enforcement.<=
/u></b><span
style=3D'mso-spacerun:yes'>&nbsp; </span>Vehicles parked in violation of th=
ese
rules and regulations may be towed away at the unit owner&#8217;s sole risk=
 and
expense and the unit and/or vehicle owner shall hold the Association harmle=
ss
for any and all damages or losses that may ensue because of such enforcement
action.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

unit or its basement, however is allowed within a garage provided it is in a

the garage, or in the common elements which will void, cause to be cancelle=

which would be a violation of any law or ordinance.</p>

are responsible for making certain that all unit occupants, guests and
employees are aware of these rules and regulations and that they comply with
them.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=

style=3D'mso-bidi-font-weight:normal'><u>Section 8.01 &#8211; Plumbing, Hea=
ting

Any
modifications of plumbing, heating or electricity within a unit must be
accomplished by a licensed service person in order to abide by codes and
liability regulations.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify;text-indent:.5in'><b
style=3D'mso-bidi-font-weight:normal'><u>Section 8.02 &#8211; HVAC System.<=

style=3D'mso-spacerun:yes'>&nbsp; </span>Maintenance of the furnace, humidi=
fier,
water heater, air conditioner, fireplace and chimney, as applicable, is the
responsibility of each owner.<span style=3D'mso-spacerun:yes'>&nbsp; </span=
>For
safety and liability, it is recommended that equipment service checks be
performed annually.<span style=3D'mso-spacerun:yes'>&nbsp; </span>The Assoc=
iation
reserves to make such inspections mandatory on a unit-by-unit basis.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>The Association appreciates the
cooperation of all owners regarding this issue for the safety of all.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <=
/span><b
style=3D'mso-bidi-font-weight:normal'><u>Section 8.03 &#8211; Independent
Contractors.</u></b><span style=3D'mso-spacerun:yes'>&nbsp; </span>If a unit
owner hires an independent contractor for any authorized modification to th=
eir
unit, they shall obtain a Certificate of Insurance regarding that
contractor&#8217;s general liability coverage.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>If an independent contractor is to=
 do
work in a unit and the unit owner or an agent thereof will not be present, =
the
owner shall contact the Association or the managing agent to schedule a time
for the contractor to enter the unit.<span style=3D'mso-spacerun:yes'>&nbsp;
</span>It is the owner&#8217;s responsibility to clean the common elements
(limited or otherwise) of all debris after such work.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>If the owner fails to do so, the
Association is hereby authorized to do the required cleaning and bill the u=
nit
owner for same.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <=
/span><b
style=3D'mso-bidi-font-weight:normal'><u>Section 8.04 &#8211; Winter Occupa=
ncy.</u></b><span
style=3D'mso-spacerun:yes'>&nbsp; </span>If owners are going to be absent f=
rom
their units during the winter months, a set of keys for the unit shall be g=
iven
to the Association for the safety of the unit.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>If the unit will be vacant in the
winter, owners are required to install heat sensor lights in a front window=
 of
the unit.<span style=3D'mso-spacerun:yes'>&nbsp; </span>Plug the light into=
 an
inside wall outlet and get set the thermostat for at least 55 degrees and t=
he
heat sensor light no lower than 45 degrees.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>If the light goes on during the wi=
nter
when an owner is gone, the Association is hereby authorized to check the un=
it
and perform any maintenance that may be required to the furnace system.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <=
/span><b
style=3D'mso-bidi-font-weight:normal'><u>Section 9.00 &#8211; Quiet Enjoyme=
nt.</u></b><span
style=3D'mso-spacerun:yes'>&nbsp; </span>All unit occupants and their guests
shall conduct themselves, particularly when in common areas, in a manner wh=
ich
is respectful of the peaceful and quiet enjoyment of the condominium by the
other occupants.<span style=3D'mso-spacerun:yes'>&nbsp; </span>No noxious or
offensive activity shall be carried on or in any units or in the common
elements, nor shall anything be done therein which may be or become an
annoyance or nuisance to others.<span style=3D'mso-spacerun:yes'>&nbsp; </s=
pan>No
unit owner shall make or permit anything which will interfere with the righ=
ts,
comforts or conveniences of other unit owners.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>All unit owners shall keep the vol=
ume of
televisions, stereos or other sound producing device in their units suffici=
ently
reduced at all times so as not to unduly disturb other unit owners.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>All occupants and their guests sha=
ll
also comply with all applicable laws and ordinances.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <=
/span><b
style=3D'mso-bidi-font-weight:normal'><u>Section 10.00 &#8211; Use of Common
Elements.</u></b><span style=3D'mso-spacerun:yes'>&nbsp; </span>The common
elements shall be used only for items which are incident to the use and
occupancy of the units.<span style=3D'mso-spacerun:yes'>&nbsp; </span>No po=
rtion
of the common elements shall be decorated or furnished by any unit owner in=
 any
manner.<span style=3D'mso-spacerun:yes'>&nbsp; </span>The sidewalks, buildi=
ng
entrances and stairwells shall be used for no purposes other than for normal
transit.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <=

style=3D'mso-bidi-font-weight:normal'><u>Section 10.01 &#8211; Obstruction.=

<p class=3DMsoNormal style=3D'text-align:justify;text-indent:.5in'><b
style=3D'mso-bidi-font-weight:normal'><u>Section 10.02 &#8211; Storage.</u>=

style=3D'mso-spacerun:yes'>&nbsp; </span>Nothing shall be stored on the com=
mon
elements without the prior consent of the Board of Directors except as here=
in
or in the By-Laws expressly provided.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <=

style=3D'mso-bidi-font-weight:normal'><u>Section 10.03 &#8211; Alteration.<=
/u></b><span
style=3D'mso-spacerun:yes'>&nbsp; </span>Nothing shall be altered or constr=
ucted
in or removed from the common areas and facilities except on the prior writ=
ten
consent of the Association.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <=
/span><b
style=3D'mso-bidi-font-weight:normal'><u>Section 10.04 &#8211; Satellite Di=
sh.</u></b><span
style=3D'mso-spacerun:yes'>&nbsp; </span>The diameter of a satellite dish i=
s to
be no larger than 18 inches in diameter and placed in a non-conspicuous
location.<span style=3D'mso-spacerun:yes'>&nbsp; </span>Persons wishing to
install a satellite dish need to get approval from the Board in advance
regarding location and method of attachment since any changes in the outside
structure need Board approval.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify;text-indent:.5in'><b
style=3D'mso-bidi-font-weight:normal'><u>Section 11.00 &#8211; Use of Limit=
ed
Common Elements.</u></b><span style=3D'mso-spacerun:yes'>&nbsp; </span>Ever=
y unit
owner must maintain the limited common elements appurtenant to his or her u=
nit
in clean and proper condition.<span style=3D'mso-spacerun:yes'>&nbsp; </spa=
n>No
objects or structures, other than movable furniture or decorative pieces, s=
hall
be placed thereon without the prior written consent of the Board of Directo=
rs
of the Association.<span style=3D'mso-spacerun:yes'>&nbsp; </span>Every unit
owner shall have the right to decorate the limited commend element appurten=
ant
to his or her unit in a manner not affecting the structure thereof provided
that decorations which are visible to other units or the public shall have =
the
prior written approval of the Board of Directors of the Association.</p>

<p class=3DMsoNormal style=3D'text-align:justify;text-indent:.5in'><o:p>&nb=
sp;</o:p></p>

<p class=3DMsoBodyTextIndent><b style=3D'mso-bidi-font-weight:normal'><u>Se=
ction
11.01 &#8211; Shrub and Flower Planting Strip.</u></b><span
style=3D'mso-spacerun:yes'>&nbsp; </span>The shrubs and flowers planted by =
unit
owners or occupants within the planting strip appurtenant to the units shal=
l be
limited to those species approved from time to time by the Association
directors.<span style=3D'mso-spacerun:yes'>&nbsp; </span>When shrubs are pl=
anted
in the front of a building, similar shrubs shall be planted for both units =
to
maintain uniformity and harmony of appearance.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>There shall be no lawn ornaments e=
xcept
for those of nature oriented (bird baths, bird feeders, rocks, etc.).</p>

<p class=3DMsoNormal style=3D'text-align:justify;text-indent:.5in'><o:p>&nb=
sp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify;text-indent:.5in'><b
style=3D'mso-bidi-font-weight:normal'><u>Section 11.02 &#8211; Holiday
Decorations.</u></b><span style=3D'mso-spacerun:yes'>&nbsp; </span>Appropri=
ate
holiday decorations are allowed and should be removed after a reasonable le=
ngth
of time or the Association will remove the decorations at the expense of the
owner.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <=

style=3D'mso-bidi-font-weight:normal'><u>Section 12.00 &#8211; Enforcement.=
</u></b><span
style=3D'mso-spacerun:yes'>&nbsp; </span>When the Association has reason to
believe there is noncompliance with rules and regulations within a unit, the
Association is permitted to enter that unit at reasonable hours when that u=
nit
occupant is present to verify compliance.</p>

<p class=3DMsoNormal style=3D'text-align:justify'><o:p>&nbsp;</o:p></p>

<p class=3DMsoNormal style=3D'text-align:justify'><span style=3D'mso-tab-co=
unt:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <=
/span><b
style=3D'mso-bidi-font-weight:normal'><u>Section 12.01 &#8211; Violations.<=
/u></b><span
style=3D'mso-spacerun:yes'>&nbsp; </span>Violations of any of these Board r=
ules
and those regulations set forth in the Association&#8217;s Condominium
Documents will be communicated to the offender by the Board or it&#8217;s
Agent.<span style=3D'mso-spacerun:yes'>&nbsp; </span>The offender will have=
 up to
ten (10) days to respond with plans to correct the violation.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>The Board may, after notice given =
to the
owner, correct the violation and collect the resulting expenses from the
owner.<span style=3D'mso-spacerun:yes'>&nbsp; </span>After notification to =
the
offender, the Board may impose an initial fine for violations regarding rul=
es
dealing with such situations as pet droppings, excess storage, parking, etc=

plus daily fines until the violation is rectified.</p>
