Free Rent

As of Saturday, August 15th, 2009, for the FIRST TIME in our history, we have decided to offer a "Free Month's Rent" for certain apartments and other rental units. The Free Rent Offer for Most Units ended as of March 31st, 2010. However, the Free Rent offer is still applicable to Pioneer Village (except 3602 Mount View) and 4207 Alderson.

As of July 1st, 2010, we are expanding the options of how the Free Rent Offer works, See Options 1, 2, 3, and 4 Below!!!

ELIGIBLE PROPERTIES

	This ONLY applies to a couple of the HelpRent, Co. Properties (on the various property information web pages, near the very top of the page, it will say who "proudly offers" the property)
	This ONLY applies to Pioneer Village Apartments (except for 3602 Mount View) and 4207 Alderson Street (LOOK FOR THE FREE RENT BANNER ON THE WEBSITE)

ELIGIBLE APPLICATIONS

	Applications received on or after August 10th, 2009 are eligible, up until this Offer ends.
	Applications must meet HelpRent, Co.'s normal underwriting requirements as they pertain to income, credit, housing references, etc.
	Only properties that are being leased for a full year are eligible. On many properties, short term lease agreements are possible. However, if the lease term is for shorter than one year, it does NOT qualify for the Free Month's Rent.
	Security Deposit and First Month's rent must be paid up front. As you see below, this credit is not applied to the first month's rent. Often, we are willing to work with applicants who have to do the first month's rent or the security deposit in payments. If either the rent or deposit is not paid up front and is instead made in payments, that lease does NOT qualify for the Free Month's Rent.

HOW IT WORKS - OPTION 1 (Original Offer)

	On qualifying residential leases that meet the criteria above, HelpRent, Co. will provide a free month's rent.
	The free month's rent is to be provided as a rent credit. 1/2 of the total credit will be applied toward the 2nd (Second) full month of the lease. The other 1/2 of the total credit will be applied toward the 10th (Tenth) full month of the lease.
	This offer applies to all rents including rent for the housing itself, pet rent, and rent for additional real estate structures such as garages.
	This offer does NOT apply to non-rent charges that may get paid to HelpRent, Co., including but not limited to cost-allocated water charges, appliance rent, etc.
	The rent credit is being offered with the assumption the lease will remain in good standing. If there is a breach of lease that results in a legal notice such as a 5-Day or 14-Day notice being issued, the offer for the Free Month's Rent is no longer valid. (A breach could include but is not limited to non-payment of rent, unauthorized pet, excessive noise, etc.)

HOW IT WORKS - OPTION 2 (Merry Christmas)

	On qualifying residential leases that meet the criteria above, HelpRent, Co. will provide a free month's rent.
	The free month's rent will apply to the rental charges for the month of DECEMBER.
	If the lease starts in December and therefore December is the first month of the Lease, this option will not be available, Sorry.
	This offer applies to all rents including rent for the housing itself, pet rent, and rent for additional real estate structures such as garages.
	This offer does NOT apply to non-rent charges that may get paid to HelpRent, Co., including but not limited to cost-allocated water charges, appliance rent, etc.
	The rent credit is being offered with the assumption the lease will remain in good standing. If there is a breach of lease that results in a legal notice such as a 5-Day or 14-Day notice being issued, the offer for the Free Month's Rent is no longer valid. (A breach could include but is not limited to non-payment of rent, unauthorized pet, excessive noise, etc.)

	On qualifying residential leases that meet the criteria above, HelpRent, Co. will provide a free month's rent.
	The free month's rent will apply to the final month of the lease term.
	This offer applies to all rents including rent for the housing itself, pet rent, and rent for additional real estate structures such as garages.
	This offer does NOT apply to non-rent charges that may get paid to HelpRent, Co., including but not limited to cost-allocated water charges, appliance rent, etc.
	The rent credit is being offered with the assumption the lease will remain in good standing. If there is a breach of lease that results in a legal notice such as a 5-Day or 14-Day notice being issued, the offer for the Free Month's Rent is no longer valid. (A breach could include but is not limited to non-payment of rent, unauthorized pet, excessive noise, etc.)

HOW IT WORKS - OPTION 4 (A Little Off the Top)

	On qualifying residential leases that meet the criteria above, HelpRent, Co. will provide a free month's rent.
	The free month's rent is to be provided as a monthly rent credit. The total amount of monthly rent (including rent for the housing itself, pet rent, and rent for additional real estate structures such as garages, however NOT INCLUDING non-rent charges that may get paid to HelpRent, Co., including but not limited to cost-allocated water charges, appliance rent, etc.) will be divided by 12 and the amount due each month will be reduced by this credit.
	The rent credit is being offered with the assumption the lease will remain in good standing. If there is a breach of lease that results in a legal notice such as a 5-Day or 14-Day notice being issued, the offer for the Free Month's Rent is no longer valid. (A breach could include but is not limited to non-payment of rent, unauthorized pet, excessive noise, etc.)
